A 97-acre premier power center in Sacramento featuring best-in-class community and lifestyle retailers, services, entertainment and restaurants, Delta Shores South Regional Retail Center features one of the region’s largest new retail developments. Located in one of the last large in-fill sites in the City of Sacramento, the master planned project is approved for 1.3 million square-feet of commercial development and over 4,900 residential units.

Delta Shores is ideally situated off Interstate 5 at Cosumnes River Blvd. with easy access from nearby communities via I-5, as well as the new Regional Transit Light Rail Station located just minutes from the property. The center includes Wal-Mart, RC-Willey, Regal Theatre, Floor & Décor and At Home as anchor tenants, with an additional eight major tenants --including Dicks Sporting Goods, Ross, and Hobby Lobby -- along with 20 other shops/pad buildings.

The Delta Shores South Regional Retail Center project is part of a master-planned, 800-acre, mixed-use development and forms a significant portion of the Delta Shores power center in Sacramento. RSC Engineering supplied the parking lot and infrastructure design for approximately 86 of the 97 acres at Delta Shores South Regional Retail Center.

The Delta Shores South Retail project required a collaborative approach with the client, the City of Sacramento, and other consulting engineering firms to meet the project schedule and milestone deadlines.

Engineering challenges for the site included the need to coordinate with various jurisdictions to ensure the existing utility mainline infrastructure along the western limits of the project were maintained and considered during both design and construction. In addition, existing utility lines traversing the site from the previous mass grading and offsite roadway projects needed to be integrated into the project.

Grading for Delta Shores South was designed to achieve an overall earthwork balance and allow for development of future parcels by others.

In order to meet client milestone dates for the anchor and major tenants, completing the design and securing City of Sacramento approval to construct the entire project on time became one of the main challenges. A key factor in meeting this deadline was close coordination of the design with the client and the architectural building design team, while also addressing the requirements of the various tenants.
